Financial information for the year ending 2025 shows an average daily rate of $91.57, occupancy of 52.2% and revenue per available room of $47.80. The hotel has generated average annual rooms revenue of about $1.25 million since opening.
The property includes living quarters for an owner residing at the hotel, with five bedrooms, three bathrooms and a private outdoor area.
Franchise and Improvement Requirements
The hotel operates under the Comfort Suites brand of Choice Hotels International. A buyer could receive a new 20-year franchise license agreement after completing a brand-required change-of-ownership property improvement plan, or PIP.
Completion of the PIP would allow new ownership to establish its own operating and revenue-management approach. The property is offered at less than $65,000 per room, below replacement cost.

The hotel received quality-assurance scores of 84.4% and 85.9% in its two most recent brand inspections.
The property is located along Texas Highway 288/332, about 10 miles from Texas Gulf Coast Regional Airport and roughly 45 miles from Houston’s William P. Hobby Airport.
Industrial and Commercial Demand Sources
The Lake Jackson-Freeport region includes petrochemical, refining, manufacturing, logistics and port-related operations. Major companies and facilities in the area include Dow, BASF, Phillips 66, Chevron Phillips Chemical, Freeport LNG, Shintech and Port Freeport.
Dow’s Lake Jackson offices and Texas Operations complex are near the hotel, while Shintech has manufacturing operations in Freeport. Chevron Phillips Chemical’s Brazoria County operations include sites in Sweeny, Clemens and Old Ocean.
Port Freeport has automotive, refrigerated cargo, rail and maritime operations. An 80,000-square-foot refrigerated cross-dock warehouse opened in 2025.
Planned Investment and Leisure Demand
Linde has announced plans for a second carbon dioxide liquefaction plant at its Freeport site, with operations anticipated in 2027.
Port Freeport is continuing a multiyear capital program involving the Velasco Container Terminal, rail connections, cargo storage, access routes and related infrastructure. The work follows the approximately $295 million Freeport Harbor Channel Improvement Project.
Freeport LNG is pursuing a proposed fourth liquefaction train, which remains subject to development and construction decisions.
