HVS Brokerage & Advisory announced the sale of the 80-key Hampton Inn by Hilton Opelousas, located at 1700 Commerce Boulevard in Opelousas, Louisiana. The hotel, built in 2018, was purchased by Los Angeles-based San Eloy, LLC from Opelousas Hotel Group, LLC, based in Ridgeland, Mississippi.

The transaction was managed by HVS Brokerage & Advisory, with team members Andrew Frosch, Matt Almy, Kyle Peterek, Fadi Rawashdeh, and Daneen Godinet participating. Eric Vincent Guerrero, a Louisiana licensed real estate broker, served as the broker of record.

The property is located along Interstate 49, offering frontage-road access and visibility, connecting Lafayette and Shreveport. Opelousas serves as the parish seat and regional hub of St. Landry Parish, with a diverse economic base including healthcare, manufacturing, distribution, and energy-related industries. The area supports oilfield services, pipeline maintenance, and industrial construction contractors. The presence of Acadiana Railway and a Walmart Distribution Center facilitates freight movement and attracts lodging demand from logistics staff, truck drivers, and visiting corporate teams. Other demand drivers include Opelousas General Health System, Tony Chachere’s Creole Foods, Ventura Foods, and Evangeline Downs Racetrack & Casino.

The sale process involved multiple buyers and was completed in 77 days. San Eloy, LLC acquired the property through a 1031 exchange.
