U.S. hotel performance showed positive year-over-year comparisons in May 2026, according to CoStar data. Nationwide occupancy reached 65.7%, up 0.6% from April 2025. The average daily rate (ADR) increased 3.4% to $168.51, while revenue per available room (RevPAR) rose 4% to $110.76.
Among the Top 25 Markets, Philadelphia reported the highest occupancy increase, up 4.3% to 74.4%. Las Vegas recorded the largest gains in ADR, rising 13.5% to $238.40, and in RevPAR, up 17.9% to $188.69, supported by a strong calendar of events.
Overall, 20 of the Top 25 Markets saw an increase in RevPAR.
