Nikki Beach Resort & Spa Antigua has completed land clearing, grading and other pre-construction work and has begun piling installation at the $400 million-plus development. The project sits along Jolly Beach, described as Antigua’s longest of 365 beaches.
Ayre Group is developing the resort, which will be operated by Nikki Beach Hospitality Group. The development includes 134 branded residences: seven four-bedroom beachfront villas and 127 one- to three-bedroom residences. It will also include 82 hotel rooms.
Ground improvement work has included installing more than 4,600 stone columns and 1,200 Controlled Modulus Columns across the site. The stone-column program is more than 85% complete. The project is moving through its final foundation stages ahead of vertical construction and is anticipated to open in 2030.
The development is planned to include five food and beverage outlets, two heated resort pools, an Aquatic Centre and The Reef, a kids and teen club. Residence owners are to have access to the 11,000-square-foot Nikki Spa + Fitness Centre, an Owners’ Lounge with a gym, concierge services and rental-management opportunities.
The project remains eligible under Antigua and Barbuda’s Citizenship by Investment Program and is marketed exclusively by Blueprint Global. Branded residences are priced from $1.2 million to $5 million, while villas are priced from $7.8 million.
Construction is generating direct and indirect opportunities for local contractors, suppliers, artisans and vocational trainees during the development phase.
The Nikki Spa + Fitness Centre is planned to include recovery and longevity therapies, including red-light therapy, hyperbaric oxygen treatment, IV infusions, cryotherapy, hydrothermal experiences and a Longevity Bar. The facility is also to include indoor and outdoor treatment cabanas, sensory-deprivation and snow rooms, and private plunge pools.
Planned spa services include the Nikki Signature Massage, Pre-Flight Sleep Ritual and Jet Lag Recovery Program. HKS Architects designed the spa’s architecture, and ROAM Interior Design Studio designed its interiors.
