U.S. hotel performance improved year-over-year in March 2026, according to CoStar data. Nationwide occupancy reached 64.9%, up 2% from March 2025. Average daily rate (ADR) increased 3.8% to $168.06, and revenue per available room (RevPAR) rose 5.9% to $108.99.
Among the Top 25 Markets, San Francisco recorded the highest increases in all three key metrics: occupancy rose 12.4% to 74.8%, ADR climbed 23.5% to $267.64, and RevPAR jumped 38.8% to $200.06. The market’s performance was supported by several conferences, including the Game Developers Conference and the 35th annual RSA Conference.
Las Vegas posted the second-largest gains in ADR, up 17.4% to $235.74, and in RevPAR, up 23% to $193.04.
Overall, 19 of the Top 25 Markets reported higher RevPAR compared to the previous year.
