Minto Communities USA closed on the 1,318-acre site in Texas City for Latitude Margaritaville Galveston Bay, the first Latitude Margaritaville community in Texas and Minto’s first in the greater Houston area.
Site development is scheduled to begin this week. Minto is targeting an early 2028 grand opening for the community’s sales center and model park.
The property is located between State Highways 3 and 146, north of the Emmett F. Lowry Expressway, and extends toward Moses Bayou.
Latitude Margaritaville Galveston Bay is planned to include approximately 3,500 residences, including single-family, villa and cottage homes, along with resort-style amenities.
Amenities identified for Latitude Margaritaville communities include a Town Square with a bandshell for live music and dancing, a Fins Up! Fitness Center, Latitude Bar & Chill restaurant, Workin’ N’ Playin’ Center, Last Mango Theater, Paradise Pool, Changes in Attitude poolside bar, tennis, pickleball and bocce ball courts, and a Barkaritaville Dog Park and Pet Spa.
The Texas City Commission’s September approval of a Planned Unit Development and Development Agreement for the property followed. The approvals established zoning for Latitude Margaritaville Galveston Bay and outlined Minto’s and the City of Texas City’s respective responsibilities as development proceeds.
According to the Development Planning & Finance Group, the project is projected to create thousands of local jobs and generate sales tax revenue for the region.
Minto selected the Galveston Bay site based on its proximity to Galveston Island, area beaches, major highways, airports, cruise ports, retail, health care and continuing education. The location also provides access to the Houston metropolitan area.
