The Lodge at Split Rock Resort is listed for sale in Lake Harmony, Pennsylvania’s western Pocono Mountains. The property is a 50-room hotel on approximately nine acres and is being offered without a management agreement, allowing a buyer to operate, redevelop or reposition it independently.
CBRE Hotels is marketing the property, built in 1942 and operated as part of the larger Split Rock Resort. The lodge is currently closed.
The hotel includes direct access to both Lake Harmony and a lagoon. According to the listing, the site has about 400 linear feet of lake frontage and approximately 380 linear feet of lagoon frontage.
Renovations and Building Features
The lodge underwent renovations in 2023, including updates to guestrooms and food-and-beverage outlets. The property also includes a lobby, indoor pool and a private owner’s apartment measuring about 4,786 square feet.
The sale includes two separate land parcels. Site A, measuring about 160,000 square feet, contains the hotel building and its associated facilities. Site B, an adjacent surface parking area measuring about 47,000 square feet, is included in the offering.
The marketing materials state that the parking parcel has additional capacity that could support expanded parking or ancillary development. Any future construction or change in use would require municipal approvals.
Connection to Split Rock Resort
The Lodge historically served as one of three lodging components at the 125-acre Split Rock Resort. The other lodging areas are identified as Town Center and Willowbrook. The broader resort includes recreational facilities, golf and a water park.
Current ownership acquired the wider resort in 2020 and has invested about $25 million in renovations across the property, according to the listing. The Lodge is now being marketed separately from the rest of the resort.
The Town Center portion of Split Rock includes a nearly 40,000-square-foot water park. Indoor water park facilities in the Pocono region have helped draw visitors outside the traditional summer and winter tourism periods.
Location and Access
Lake Harmony is located in the Pocono Mountains, a regional destination for skiing, water recreation and other seasonal activities. The Lodge is about 88 miles from New York City and about 80 miles from Philadelphia, according to the listing.
The property is within a two- to three-hour drive of the New York City, New Jersey and Philadelphia metropolitan areas. The marketing materials estimate that more than 60 million people live within that driving range.
Road access includes Interstate 80 and the Pennsylvania Turnpike’s Northeast Extension. The hotel is about four miles from Exit 277 on Interstate 80 and Exit 95 on the Turnpike Extension.
Two airports also serve the area. Wilkes-Barre/Scranton International Airport is about 30 minutes from the property, while Lehigh Valley International Airport is about 50 minutes away. The listing states that the airports provide access for leisure and group travelers who do not drive to the region.
Pocono Tourism Market
Tourism is the largest industry in the four-county Pocono Mountains region, which includes Wayne, Pike, Monroe and Carbon counties. The Pocono Mountains Visitors Bureau reports that the region receives an estimated 30 million visitors each year.
According to the bureau’s economic impact report, visitors spend about $7.2 billion in the region each year. The report says tourism supports more than one-third of jobs in the area and produces approximately $930 million in federal, state and local tax revenue.
The area’s year-round tourism market is a factor in the property’s potential future use. Winter visitors are drawn by skiing and other cold-weather activities, while warmer months support boating, swimming and lake activities.
A future owner could operate the property as a hotel, adjust its lodging model or explore development on the parking parcel, depending on financing, market conditions and local approvals.
