Boston Zoning Commission Approves 438-Room Hotel in Seaport District

The Boston Zoning Commission has approved a new 438-room hotel on Anchor Street in the Seaport District, to be developed by DGH Hotel Partners JV, LLC.

DGH Hotel Partners JV, LLC, a joint venture between Global Hospitality Investment Group and a global investment management firm, has received approval for a new hotel project in Boston’s Seaport District. The hotel will be located on Anchor Street, across from the Thomas M. Menino Convention and Exhibition Center. The Boston Zoning Commission approved the project on February 11, 2026, following a unanimous vote by the Boston Planning Department’s Board in the previous month.

The hotel will join the Aloft and Element Boston Seaport hotels as part of a 968-key hotel and retail campus owned by the joint venture under a long-term land lease with the Massachusetts Convention Center Authority. When completed, the final phase of the three-hotel development, which began in 2016, will add 438 guest rooms across 160,000 square feet. The project will include a landscaped entry plaza on Anchor Street, an indoor/outdoor lobby bar, and a rooftop amenity space.

The campus features approximately 18,000 square feet of retail space on D Street, across from the Convention Center’s Lawn on D. The new hotel is designed to complement the modern aesthetic of the existing Aloft and Element hotels.

The 160,000-square-foot project is planned to be sustainably designed and constructed to meet LEED Gold Certification as an all-electric, resilient facility. The development will include a pedestrian-friendly streetscape, improved connectivity, and is expected to create hundreds of local jobs.

During the permitting process, the project received support from community stakeholders, including neighborhood leadership, local labor and trade representatives, and hospitality industry advocates. The joint venture acknowledged the involvement of the City’s Planning Department, Zoning Commission, local elected delegation, neighborhood residents, and the Massachusetts Convention Center Authority in the approval process.
