Google Is Ending Third-Party Hotel Rates. Here’s What It Means for Your Hotel

23 July 20267 Mins Read

In Brief: Google will stop showing third-party hotel rates in its search results, requiring hotels and online travel agencies to adjust their digital distribution and metasearch advertising approaches to maintain visibility and direct bookings.

If your hotel relies on Google Hotel Ads to drive direct bookings, last week’s announcement from Google deserves your attention.

Google has confirmed that it will sunset its Google-sourced hotel feed connection on September 30, 2026. While that date may seem comfortably far away, the work required to prepare is anything but. Hotels that wait too long could lose visibility in one of the most valuable places travelers compare rates and book rooms.

For many hotel owners and operators, this won’t be a simple settings update. It is a technical infrastructure change that requires new technology, new campaign builds, and careful planning.

Here’s what is changing, why it matters, and what hotels should do now.

What Did Google Announce?

For years, Google has offered a feature that automatically sourced hotel rates and availability from third-party providers. That allowed many hotels to participate in Google Hotel Ads without maintaining their own live pricing feed or paying third-party feeds for a hotel center source.

That convenience is coming to an end.

Beginning September 30, 2026, Google will retire its third-party hotel rates feature. Properties that currently depend on Google’s automatically sourced pricing will no longer be eligible to appear within Hotel Ads unless they have a direct hotel price feed connected through Hotel Center or an approved connectivity partner.

This is not a minor product update. It changes how Google receives pricing data and determines whether your property can participate in its hotel advertising inventory.

Which Google Hotel Ads Are Actually Affected?

When people hear “Google Hotel Ads,” they often picture the blue sponsored links at the top of a search results page. In reality, Google’s property promotion ecosystem includes several different placements, and not all of them are affected by this update.

Here’s what hotels need to know.

Hotel Booking Module

This is the price comparison box that appears when someone searches for a hotel on Google. It shows real-time room rates from the hotel’s website alongside online travel agencies like Booking.com and Expedia, allowing travelers to compare prices before choosing where to book.

If your hotel relies on Google’s third-party hotel feed today and doesn’t transition to a direct feed, your rates will no longer appear in this booking module.

Google Hotels

When travelers click into Google’s dedicated hotel experience, they can browse hotels, compare prices, view photos, read reviews, and filter properties by amenities, location, and availability. Hotel Ads are integrated throughout this experience, giving hotels another opportunity to capture direct bookings.

Without a compliant live rate feed, hotels will lose eligibility for these placements as well.

Travel Promotion Ads

Travel Promotion Ads are sponsored placements that appear throughout Google’s travel experiences and help hotels reach travelers while they’re actively researching destinations and accommodations. They can drive highly qualified traffic because they appear when booking intent is already high.

These ads also depend on accurate, real-time pricing data and will stop serving if the required hotel feed is not in place.

Performance Max for Travel Goals

This is where the announcement becomes a little more nuanced.

Performance Max for Travel Goals campaigns won’t disappear entirely. They can still show ads across Search, Display, YouTube, Discover, Gmail, and other Google properties.

However, they will lose access to Google’s hotel-specific inventory, including placements within Google Hotels and other travel-focused experiences. That means your PMax Ad campaigns can continue generating traffic, but they’ll no longer compete in some of the highest-intent booking environments that travelers use when comparing hotels.

Why Is The Google Ad Change More Complicated Than It Sounds?

At first glance, it might seem like hotels simply need to connect a new feed. But in reality, there are several moving parts.

A hotel first needs a certified connectivity partner or another approved method of sending live pricing and availability into Google Hotel Center. That feed must meet Google’s pricing accuracy standards before it can be approved. Once the feed is active, entirely new Hotel Ads campaigns must be built because existing campaigns cannot simply be switched over to the new data source.

Every delay creates additional risk because none of these implementation timelines are entirely within your control.

Why Hotels Shouldn’t Wait

September 2026 may sound distant, but implementation timelines tell a different story.

Connecting a live hotel rate feed, validating pricing accuracy, completing technical integrations, rebuilding campaigns, testing tracking, and launching everything before the deadline can easily take weeks or even months depending on the systems involved.

Hotels that begin the process early have time to troubleshoot issues before they affect revenue. But hotels that wait until the final weeks may discover there simply isn’t enough time to complete the transition before Google turns off the existing feed.

The deadline itself is fixed. Your implementation timeline is not.

Why Price Accuracy Suddenly Matters More

Google has steadily increased its focus on price accuracy over the past several years because inconsistent pricing creates a poor traveler experience. When a traveler clicks on a hotel ad expecting one price but lands on a website showing another, trust disappears almost instantly.

The new model places greater responsibility on hotels to provide accurate, real-time pricing through approved integrations. Google will continue monitoring feed quality and may limit visibility if pricing accuracy standards are not met.

That means maintaining the connection becomes just as important as creating it.

The Google Ad Update Isn’t Just About Technology

It is tempting to think of this as an IT project, but the reality is that it’s not.

This change affects revenue generation, campaign management, attribution, reporting, and ultimately your ability to compete for direct bookings.

Hotels that depend heavily on travel agencies may find themselves becoming even more reliant on OTA bookings if their Google Hotel Ads disappear. Every lost direct booking can increase commission costs and reduce profitability over time.

Technical decisions are now marketing decisions.

What Hotels Should Do Now

The best next step is to understand how your current Hotel Ads are configured.

Many hotel teams don’t actually know whether they are using Google’s third-party rates or an existing direct feed. That assessment should happen first.

From there, hotels should identify the right connectivity solution, understand implementation timelines, coordinate with performance marketing teams, and begin planning new campaign builds well before the September 2026 deadline.

Waiting until campaigns stop serving is not a recovery strategy. By then, the opportunity has already been lost.

Google Is Raising the Bar. Hotels Need to Respond.

Google’s announcement reflects a broader trend across digital marketing. Platforms increasingly expect cleaner data, stronger integrations, and higher technical standards.

For hotels, that creates both risk and opportunity.

Hotels that prepare early can maintain visibility, protect direct bookings, and build a stronger advertising foundation for the future.

Those that delay may find themselves scrambling to replace lost revenue after their campaigns have already disappeared.
