The Hampton Inn & Suites Alpharetta, a 103-room hotel near GA-400 and the Windward business area, is being offered for sale while operating under a receivership agreement. The offering presents an opportunity for a buyer to invest in renovations and operations, with the property’s location providing access to corporate and leisure demand and an Alpharetta market with limited proposed hotel supply.

CBRE Hotels has been retained as the sole agent to market the sale of the 103-room Hampton Inn & Suites Alpharetta. The hotel, which opened in 1999, is operating under a receivership agreement after a court-appointed receiver was placed in August 2025.

The hotel is located near GA-400 and the Windward Business District. A buyer could pursue a long-term operating plan and capital-improvement program after acquiring the hotel.

The property is near Avalon, an 86-acre mixed-use development with 2.3 million square feet of space, including more than 570,000 square feet of retail space and about 20 restaurants.

The hotel is also across from the Windward Park project, a 52-acre development planned to include a 31,000-square-foot retail village, 500,000 square feet of office space and 186 townhomes. The project’s first phase is complete, and a second phase is expected to break ground in 2026.

The hotel’s location provides access to corporate offices and technology employers along the GA-400 and North Point corridors, while Avalon and the broader North Fulton retail, dining and entertainment market generate leisure demand.

New hotel development in Alpharetta also remains limited. The city council previously voted 7-0 to deny a conditional-use permit for a proposed 128-room hotel, with planning staff citing crime-call data associated with existing extended-stay properties.

Within the hotel’s six-property competitive set, one 100-room hotel is currently proposed.

The Hampton Inn & Suites Alpharetta recorded revenue per available room approximately 6% above its six-hotel competitive set in 2025, according to information provided as part of the sale offering.
