Laurel Real Estate Co. Brokers Sale of Hampton Inn in Sunbury, Ohio

Multi-partner acquisition and SBA 504 financing position an emerging hotel management company for growth in Central Ohio’s expanding economic corridor

Laurel Real Estate Co., an Ohio-based hospitality brokerage firm and member of Hotel Brokers International, announces the sale of the 60-room Hampton Inn Columbus I-71 North, located at 7329 State Route 37 East in Sunbury, Ohio. Laurel Real Estate Co. represented the seller in the transaction.

The hotel was acquired by a private investor group for an undisclosed price. The acquisition brought together several equity partners and an SBA 504 financing structure involving a conventional first-mortgage lender,LCNB National Bank, and a Certified Development Company, Alloy Development Co. Financing was facilitated by Katie Vivian of Largo Capital.

“A transaction like this is a reminder that getting a hotel under contract is only the beginning,” said Lauren D’Souza-Faze, Vice President of Hotel Sales at Laurel Real Estate Co. “With multiple partners on the buy side and an SBA 504 financing structure, there were a lot of moving pieces to align. The closing reflects months of persistence and problem-solving by the entire transaction team—and it gives an emerging hotel management company a strong platform for growth in one of Central Ohio’s highest-growth corridors.”

The acquisition represents an important step in the growth of Fusion Hotels, the buyer-affiliated hotel management platform led by Amul Patel. Fusion Hotels plans to assume management of the hotel as it expands its operating portfolio across the area. The Hampton Inn adds to Fusion Hotels’ growing portfolio of 15 hotels across Ohio, Indiana, and Kentucky.

The Hampton Inn occupies a highly visible location near the interchange of Interstate 71 and U.S. Routes 36/37, within proximity to Tanger Outlets Columbus. Its position between Columbus and Mansfield provides access to interstate travelers, leisure demand, and the rapidly growing economic base of Delaware County and the broader Central Ohio region.

The hotel is also positioned to benefit from major investments reshaping Central Ohio. Intel’s Ohio One semiconductor manufacturing project in New Albany anchors an expanding technology and advanced-manufacturing ecosystem, while the region’s established corporate, logistics and automotive operations support a diverse base of business and workforce-related lodging demand.

“Sunbury sits at the intersection of an established interstate travel corridor and one of the state’s fastest-growing regions,” D’Souza-Faze added. “With immediate access to I-71, a location across from Tanger Outlets and proximity to major employers and development projects throughout Central Ohio, the property offers demand drivers that extend well beyond traditional highway travel.”

Financing for the acquisition was structured through the SBA 504 loan program, which generally combines a first mortgage from a conventional lender with a second-lien loan facilitated by an SBA-certified development company. The structure supports qualified small businesses making long-term investments in owner-occupied real estate and other major fixed assets. 

The hotel will continue to operate as a Hampton by Hilton under the management of Fusion Hotels.
