Major Events Drive Regional Gains as Canada’s Hotel Occupancy Drops in June for the First Time In 2026

In Brief: Canada’s hotel industry saw its first monthly occupancy decrease of 2026 in June, even as average daily rates and revenue per available room continued to rise.

Canada’s hotel industry reported its first monthly occupancy decline since December 2025, with June 2026 occupancy falling 3.5% year over year to 73.0%, according to CoStar. The average daily rate (ADR) increased 5.4% to CAD252.63, while revenue per available room (RevPAR) rose 1.6% to CAD184.33.

Nova Scotia recorded the largest gains among provinces and territories, with ADR up 15.7% to CAD270.46 and RevPAR up 20.2% to CAD228.22, supported by the 2026 Canada Sail Grand Prix in Halifax.

Newfoundland and Labrador, which hosted the Iceberg Festival, saw the highest occupancy increase at 4.6% to 86.4%, as well as the second-largest ADR gain at 13.8% to CAD235.68 and RevPAR growth of 19.0% to CAD203.61.

Among major markets, Vancouver posted the largest ADR increase at 21.3% to CAD406.34 but experienced the steepest occupancy decline, down 15.8% to 73.2%. The city hosted five World Cup matches during the month. Montreal registered the highest occupancy growth among major cities, up 6.9% to 78.5%, but saw the largest ADR decrease at 16.0% to CAD257.89, due to a shift in the Canadian Grand Prix calendar.

Toronto, which also hosted five World Cup matches, reported the highest RevPAR increase at 10.4% to CAD247.18 and the second-largest ADR gain at 19.0% to CAD321.27.
