While independent properties continue to dominate Australia’s regional accommodation landscape, international hotel groups and domestic chains hold a decisive commanding presence across major metropolitan centres, airport precincts, and CBD development pipelines

Executive summary

Australia’s hotel sector continues to demonstrate resilience, supported by a strong domestic travel base, the ongoing recovery of international visitation, and sustained demand across corporate, leisure, events, government, and airport-related segments. While independent properties dominate total property count, chain-affiliated hotels control more than half of the national room inventory.

  • National accommodation stock: Australia’s overall accommodation market comprises 6,557 properties and 340,266 rooms, with an average property size of 52 rooms.

  • International group control: On a parent group basis, international chain platforms control 972 properties and 118,785 rooms (66.3% of total chain supply).
  • Domestic brand enduring strength: Seven out of Australia’s ten largest hotel brands originated domestically. Australian-developed brands account for 1,043 chain properties and 86,624 rooms.
  • Scale concentration: Upscale and upper-upscale hotels represent the core of branded supply, holding 731 properties and 97,052 rooms (54.2% of total chain keys).
