Property Details and Sale Positioning
Jennifer Stein Real Estate Inc. is the exclusive advisory firm for the sale of the Motel 6/Studio 6 Hammond LA, a 96-key dual-branded hotel near Interstate 12 and Interstate 55 in Hammond.
The asset includes a 45-room Motel 6 and a 51-room Studio 6. Built in 1992, the property serves limited-service and extended-stay guests and is marketed as a value-add opportunity for an owner-operator seeking more active involvement.
The hotel is offered at $41,615 per room, below replacement cost. The property also includes a two-bedroom, two-bathroom owner’s apartment.
Conversion to Motel 6 and Studio 6 Brands
Current ownership converted the hotel into a dual-branded Motel 6 and Studio 6 property in 2024. The Motel 6 opened in April 2024, followed by the Studio 6 in June 2024.
More than $1 million was invested in a property improvement plan as part of the conversion. The Motel 6 serves transient interstate demand, while the Studio 6 serves longer-stay medical, university and industrial demand.
Revenue and Operating Performance
For the trailing 12-month period through August 2026, the combined property recorded an average daily rate of $53.05, occupancy of 54.3% and revenue per available room of $28.80.
Combined rooms revenue totaled $995,298 in 2025, the first full year both brands operated. For the trailing 12 months through August 2026, combined rooms revenue reached $1,009,315, up 3.4% from the prior trailing 12-month period.
Through September 2026, combined rooms revenue was 1.9% higher than during the same period in 2025, led by a 10.9% gain at the Studio 6.
The August 2026 STR report cited in the listing showed an occupancy penetration index of 113.5% for the Motel 6 and 109.4% for the Studio 6. Over the same trailing 12-month period, the Motel 6 and Studio 6 increased their revenue per available room penetration levels by 11.2% and 41.7%, respectively.
Rate Growth Identified as Main Upside
The property’s room rates remained below those of its competitive sets. The Motel 6 recorded an average daily rate penetration index of 91.5%, while the Studio 6 recorded an index of 84.5%.
Maintaining current occupancy levels while raising rates closer to the competitive set could add about $139,000 in annual rooms revenue. Additional upside is available through more aggressive sales tactics and yield-management strategies.
HVS projections estimate combined stabilized revenue could reach about $1.16 million in 2029, with net operating income of roughly $444,000.
Hammond Demand Generators
The property is located on South Morrison Boulevard near the I-12 and I-55 interchange, between Baton Rouge and New Orleans.
Southeastern Louisiana University had fall 2026 enrollment of 15,492 students, while North Oaks Health System recently completed a $50 million specialty clinic.
Industrial and logistics demand generators include Medline, which operates a 650,000-square-foot distribution center in Hammond, and Graham Packaging, which is undergoing a $35 million plant enhancement scheduled for completion in 2027.
