HVS Brokerage & Advisory announces the sale of the 97-key Holiday Inn Express & Suites Katy, located at 21010 Katy Freeway, Katy, Texas 77449.

The property, built in 2010, was purchased by Nabli Hospitality LLC, based in Granite City, Illinois, from 21010 Katy Freeway LLC, based in Houston, Texas.

After previous marketing efforts by multiple brokerage firms failed to generate a transaction, ownership engaged HVS to execute a targeted disposition strategy. Given the hotel’s in-place operating performance, the assignment required a creative and strategic approach focused on identifying investors capable of recognizing the asset’s unrealized potential. Working closely with ownership, HVS positioned the opportunity on a pro forma basis, leveraging local market performance data and comparable operating results to support a realistic revenue and NOI growth story. To further strengthen the investment case, HVS collaborated with a respected local hotel management company to develop an independent operating projection, providing prospective buyers with additional confidence in the hotel’s future earning potential.

The strategy generated meaningful investor interest and attracted a diverse pool of qualified buyers. Ultimately, the property was acquired by a first-time hotel investor drawn to the strength of the location, the limited near-term capital requirements, and the opportunity to enhance performance through experienced third-party management. The buyer subsequently engaged the management company introduced during the marketing process and worked collaboratively with all parties throughout due diligence. The transaction closed within 49 days of contract execution with no re-trades, reflecting the credibility of the underwriting, the quality of the buyer, and the effectiveness of the marketing strategy developed by HVS.

This transaction underscores HVS’s ability to create liquidity for hospitality assets that may be overlooked or misunderstood by the broader investment community. By combining market intelligence, operational expertise, strategic positioning, and targeted investor outreach, HVS successfully bridged the gap between historical performance and future value, delivering a successful outcome for ownership while helping the buyer confidently execute its investment strategy.

HVS Brokerage & Advisory represented the seller in this transaction. For inquiries related to this sale or other hospitality investment opportunities, please contact Andrew Frosch, Matthew Omansky, Matt Almy, or Ryan Boone.
