Revenue Management: Hotel Cantlie Suites: a Success Story

15 May 20263 Mins Read

In Brief: Rikki Cavanagh explores how Hotel Cantlie Suites has effectively utilized revenue management techniques to enhance its financial success and operational efficiency.

Hotel Cantlie Suites is a 250-room property situated in the heart of downtown Montreal, catering to both business and leisure travelers in one of Canada’s most competitive urban markets. For several years, the hotel has partnered with Marc Bertrand, a seasoned revenue management consultant and founder of Rate Yield, to sharpen their commercial strategy and drive measurable performance gains. That relationship, built on trust and consistent results, laid the ideal foundation for what was to come.

When the integration between IQware and Rate Yield became available, Hotel Cantlie Suites was the natural choice to serve as the pilot property.

The difference was felt almost instantly. Within days of going live, the hotel’s pricing strategy shifted from reactive to truly dynamic, with Rate Yield’s revenue management system optimizing rates in real time based on live demand signals, market conditions, and competitive positioning. The results were visible almost immediately in the forward-looking STR data by CoStar. Hotel Cantlie Suites was outperforming its competitive set on key benchmarks before the first week was out.

Over the course of the first full year following the integration, the numbers told a compelling story. When the hotel’s revenue growth was adjusted to account for broader market growth (isolating the impact of the RMS itself) the return on investment came to an extraordinary 58:1.

This result isn’t just a testament to the technology, it’s a testament to what happens when the right tools meet the right team. Hotel Cantlie Suites’ success as a pilot property has set the benchmark for what an integrated, real-time revenue management solution can achieve.
