Sleep Inn by Choice Hotels International has introduced the Scenic Dreams prototype, a next-generation design focused on wellness and nature-inspired aesthetics. The first four new construction hotels built under this prototype have opened in Tennessee, Nevada, and Pennsylvania. Signature features include regionally inspired murals, calming color palettes, expansive windows for natural light, and spaces designed for both productivity and relaxation.
Hotels that have undergone renovations to incorporate the Scenic Dreams design have reported a RevPAR premium of +1.71. Properties that have completed most of their upgrades ended 2025 with an average LTR of 8.36, a 0.25-point increase year over year.
Sleep Inn & Suites Ashland City, TN, opened in September 2025 as the first completed new-construction hotel to debut the Scenic Dreams prototype. The 52-room property is located about 30 minutes from Nashville along the Cumberland River and offers access to outdoor recreation, parks, and marinas.
Sleep Inn & Suites Middletown, PA, a dual-brand new-construction property, opened in March 2026. Located in central Pennsylvania adjacent to Penn State Harrisburg, the hotel offers access to Harrisburg International Airport and Pennsylvania’s Capitol District. The property is within 10 miles of Hershey attractions, including Hersheypark and Hershey Gardens, as well as dining, shopping, and parks along the Susquehanna River.
Sleep Inn & Suites Henderson, NV, is scheduled to open mid-April. The property is located between major Las Vegas attractions and Lake Mead, with access to shopping, dining, and entertainment at Galleria Commons. It is about six miles from Harry Reid International Airport and offers access to Allegiant Stadium, the Las Vegas Convention Center, Fremont Street, the Las Vegas entertainment corridor, Hoover Dam, and Lake Mead.
Sleep Inn & Suites Savannah, TN, is also scheduled to open mid-April. The 82-room riverfront property is located along the Tennessee River in downtown Savannah and provides access to Shiloh National Military Park, Pickwick Lake, local golf courses, and other outdoor recreation and riverside activities.
The Scenic Dreams prototype includes design updates intended to improve operational efficiency, such as restructured building footprints and streamlined back-of-house layouts. More than 40 Scenic Dreams prototype hotels are currently in the pipeline.
