U.S. Hotels Post Early-August Gains as Philadelphia and Chicago Lead :: Hospitality Trends

  Among the Top 25 U.S. hotel markets, Philadelphia recorded the largest increases in occupancy and RevPAR.

According to CoStar’s latest data, the U.S. hotel industry reported positive year-over-year performance for the week ending Aug. 8.

For the Aug. 2-8 period, national occupancy reached 70.0%, up 3.0% from the comparable week in 2025. Average daily rate increased 4.1% to US$166.85, while revenue per available room rose 7.2% to US$116.77.

Among the Top 25 U.S. hotel markets, Philadelphia recorded the largest increases in occupancy and RevPAR. Occupancy rose 14.2% to 74.6%, while RevPAR increased 27.4% to US$116.29. The market also reported the second-largest ADR increase, up 11.5% to US$155.79.

Chicago posted the largest ADR increase, rising 15.2% to US$206.21. RevPAR increased 23.8% to US$176.93, the second-largest gain among the Top 25 markets.

Miami recorded the steepest declines in occupancy and RevPAR, with occupancy falling 7.2% to 65.8% and RevPAR declining 8.5% to US$107.60. Nashville reported the largest ADR decrease, down 4.1% to US$158.12.
