Whitbread Acquires Future Inns Hotels in Bristol and Plymouth

In Brief: Whitbread has acquired two Future Inns hotels in Bristol and Plymouth, with the transaction set to complete on Oct. 2, 2026, and the properties scheduled for conversion to Premier Inn hotels.

Whitbread acquired the freehold interests in the purpose-built Future Inns hotels in Plymouth and Bristol’s Cabot Circus from Future Inns for an undisclosed sum. The acquisition will add 292 bedrooms to Premier Inn’s UK network.

The hotels will be converted to Premier Inn properties, with 155 bedrooms available to book from Nov. 2. The hotels will continue to trade while Whitbread refurbishes the remaining rooms. The conversion of both locations is scheduled for completion in mid-December.

Following the conversion, the hotels will offer Standard rooms and Premier Plus rooms, along with the company’s restaurant offer.

The acquisitions will increase Premier Inn’s network to four hotels in Plymouth City Centre and five locations in Bristol City Centre.

The acquisitions form part of Whitbread’s five-year plan, which includes new-build development, extensions, leasehold opportunities and hotel acquisitions. Under the plan, the company is set to offer 98,000 Premier Inn bedrooms across the UK and Ireland by 2031. The plan also identifies long-term potential for 125,000 hotel rooms in its core market.

Future Inns has operated three properties in the UK since 2005. Following the sale of the Bristol and Plymouth hotels, Future Inns will operate its 197-bedroom property in Cardiff Bay, which will continue to trade as Future Inn.

Knight Frank and Enterprise Hotels & Hospitality acted for Future Inns on the transaction. Whitbread’s in-house property acquisition team represented Whitbread.
