Whitbread has appointed Legendre UK as main contractor for the conversion of Phoenix House, a 10-story former office building opposite Vauxhall Station, into a 180-bedroom Premier Inn.
Phoenix House comprises 80,000 square feet and forms part of the St. George Wharf mixed-use riverside development near the River Thames. The project will establish Premier Inn in Vauxhall for the first time.
The conversion will retain the building’s existing structure. The conversion will replace former office floor plates with hotel bedrooms, including Premier Plus rooms. Upgrades to the existing mezzanine will create a guest restaurant and reception area.
Phoenix House was constructed in the early 2000s and acquired by Lambeth Council in 2004. The building served as council offices until 2019 and then remained largely vacant.
Whitbread agreed to lead the building’s conversion and lease the completed hotel from Lambeth Council for 30 years. Lambeth Council will retain the longer-term head lease.
Whitbread agreed terms on the Phoenix House lease in March 2025, then secured planning permission and began strip-out work.
Construction is due to begin later this year, with completion scheduled for the end of 2027. The project is targeting BREEAM Excellent certification.
The hotel is expected to create around 25 permanent hospitality jobs, while Premier Inn guest spending is expected to provide additional year-round spending in the immediate area.
Whitbread’s Five-Year Plan identifies central London as a growth market for Premier Inn and hub by Premier Inn. The company operates more than 100 hotels within the M25 and has identified 40 locations across London where it seeks to grow.
