IHG Hotels & Resorts signed an agreement with Xanga to develop Holiday Inn Express & Suites Debrecen, a 120-room hotel in Debrecen, Hungary. IHG signed the agreement at IHG’s Warsaw Investor Day Poland & CEE.

The hotel is scheduled to open in 2029 and will be located about 1 kilometer from Debrecen’s city center. It will be part of a mixed-use development including residential, office and retail space.

Holiday Inn Express & Suites Debrecen will have 100 guest rooms and 20 suites. The property is planned around the Holiday Inn Express Next Generation concept and will include free hot breakfast, complimentary Wi-Fi and an Express Café & Bar.

The signing marks IHG’s first project in Debrecen, Hungary’s second-largest city, and the company’s second project in Hungary outside Budapest.

Xanga, a privately owned Hungarian investment and development company headquartered in Debrecen, is developing the hotel. The agreement is Xanga’s first project with IHG.

Debrecen is the principal economic center of Hungary’s eastern region and has benefited from domestic and international investment, infrastructure upgrades and expanding air connectivity. Internationally branded accommodation remains in limited supply in the city.

As of June 30, 2026, IHG had five open hotels and three pipeline hotels in Hungary, 302 open Holiday Inn Express hotels in 20 European countries, and 42 properties in its development pipeline.
