Huff, Niehaus & Associates, Inc., a member of Hotel Brokers International, is pleased to announce the successful sale of the Quality Inn Exit 4, located at 3095 Wilma Rudolph Boulevard in Clarksville, Tennessee, to In-N-Out Burger.

The 6.26-acre property, prominently located at Interstate 24 Exit 4, has been acquired by In-N-Out Burger to develop a new restaurant location and two future restaurant/retail establishments.

The Quality Inn Exit 4 was a 143-room full-service hotel situated in one of Clarksville’s most established hospitality and commercial corridors. Its highly visible location along Wilma Rudolph Boulevard and immediate proximity to I-24 made the property an attractive redevelopment opportunity.  Brandt Niehaus, Principal Broker of Huff, Niehaus & Associates, Inc., represented the seller in the transaction.

“This was a unique opportunity to transition a well-established hotel property into a significant new commercial development,” said Niehaus. “The Quality Inn’s location at Exit 4, with its excellent visibility and accessibility, made it an exceptional redevelopment site. The sale demonstrates the continuing demand for strategically located commercial real estate in Clarksville, one of Tennessee’s fastest-growing markets.”
