Both properties are let on long-term leases to Scandic. The two transactions are expected to close in the fourth quarter of 2026.

British Land sells Novotel London Paddington to private investor

British real estate investment trust British Land has sold the four-star, 206-room Novotel London Paddington in the UK to a private overseas investor for £63 million (£305,800 per room). The property is situated by Paddington station, Great Britain’s third-busiest railway station. The hotel, which was built in 2008, includes a restaurant, bar, swimming pool and 11 meeting rooms. It is operated by French owner-operator Essendi. British Land acquired the hotel in 2013 as part of its £470 million purchase of the Paddington Central campus, and retained full ownership of it when it sold a 75% stake in the wider campus to Singapore’s GIC for £694 million in 2022.

Leonardo acquires Steigenberger Kiel and Holiday Inn Express Regensburg in Germany

Leonardo Hotels, the European division of the Israeli owner-operator Fattal Hotel Group, has acquired the four-star, 164-room Steigenberger Conti Hansa in Kiel, situated on the Baltic Sea in the north of Germany; and the three-star, 144-room Holiday Inn Express Regensburg located in Bavaria in southern Germany. Both properties have city-centre locations and include a restaurant, bar and meeting rooms. The Kiel hotel has been rebranded as the Leonardo Royal Conti Hansa Kiel, while the Regensburg hotel now operates as the Leonardo Smart Regensburg.

Amundi Real Estate Italia SGR, a subsidiary of European asset manager Amundi and through its Nexus 4 Real Estate Fund, has acquired the four-star, 114-room Bikini Island & Mountain Hotel Port de Sóller in Mallorca, Spain, from Austrian real estate developer and investor JP Immobilien. The hotel is situated near the beach and harbour of Port de Sóller on Mallorca’s northwest coast, and includes a restaurant, two bars and two meeting rooms. JP Immobilien acquired the property and carried out a complete refurbishment in 2018 to reposition the existing hotel under the adults-only, lifestyle Bikini Island & Mountain Hotels brand. Until this sale, all Bikini Island & Mountain Hotels were owned by JP Real Estate and co-investors.
