Montreal-area home sales were down 11.6 per cent year-over-year in September as the province’s real estate board says residential markets across Quebec are “a long way” from reaching a balance between inventory and demand.
The Quebec Professional Association of Real Estate Brokers says 3,082 residential properties changed hands throughout the month in the Montreal census metropolitan area, down from 3,486 in September 2025.
Hélène Bégin, the board’s senior economist, says that although competition has eased since last year in the single-family home market, sellers “remain in a strong negotiating position” across every area of the province.
In the Montreal area, there were 7,494 new listings in September, up 7.2 per cent year-over-year, while total inventory rose 19.9 per cent to 21,793 units for sale.
Home prices were slightly higher year-over-year, led by a 2.5 per cent increase in the median price of a plex to $861,000.
The median price of a single-family home rose 0.5 per cent year-over-year to $635,000 in September, while the median price of a condominium was flat at $430,000.
